We understand that letting your property, specially for the first time can be worrying and with this in mind are most important consideration is providing landlords with the best possible service and the right tenant for your property.
By instructing The Letting HUB we act as your Letting and Management Agent, ensuring that your most important asset will be in professional and caring hands.
A Personal Service: As an independant agent our personal and friendly service has remained key to our success. We benefit from being part of a much larger national organisation providing us with all necessary internal resource and credibility within the industry.
Competitive Rates: Our fees are competitive and may be open to negotiation dependant on the level of service required. We are particularly commited to investment landlords and savings can be made on the smallest of portfolios.
Carefully Selected Quality Tenants: Drawn from a continually updated register, all prospective Tenants are thoroughly referenced and credit checked. In some cases we will also require a guarantor.
Out of Hours Service: For our initial meeting with you we will, if necessary be pleased to visit your property outside normal office hours, at a time that is convenient to you, and thus fit in with your busy schedule.

LEVELS OF SERVICE OFFERED
Outlined below are the three basic elements of our service. However, we maintain a flexible attitude and are generally able to adapt our service to meet our client's individual circumstances and needs, for example by providing a part only Service or occasionally by taking on additional tasks and duties.
Full Management: This is our inclusive service, which provides for the marketing of the property and carry out viewings, leading to the introduction and vetting of a prospective tenant. This proving satisfactory, will we then go ahead and prepare the tenancy agreement and if required the inventory. The tenant will be then checked in against the inventory.
During the tenancy we carry out periodic inspection visits. Should any maintenance issues arise we will (within the confines of our Management Agreement) recommend, oversea and account for any necessary repairs. This includes reassurance that all certification remain valid throughout the tenancy. Collecting and processing of rental payments is also part of this service. These will be credited automatically to the Landlord's nominated bank account. Towards the end of the tenancy we will liase with the Tenant, and renew the tenancy agreement or arrange to check them out as applicable. This Service is suitable for those Landlords who are not residing locally, or would prefer not to deal with Tenants directly, prefering all aspects to be handled by The Letting HUB.
Letting Only Including Rent Collection: All Services as listed in Full Management apply for this service aside of periodic inspection visits and our control of maintenance and compliance issues.
Letting Only: This Service provides for the marketing of the property and carry out viewings, leading to the introduction and vetting of a prospective tenant. This proving satisfactory, will we then go ahead and prepare the tenancy agreement. Regretably no other services apply to this category.
PREPARING YOUR PROPERTY
We have found that a good relationship with Tenants is key to a smooth running tenancy. As Property Managers this relationship is our job. It is important that the Tenants should feel comfortable in their temporary home, and they are receiving value for money. A well maintained, cleanly decorated property has a better opportunity of achieving a higher rental figure in addition to Tenants treating such a property with greater respect.
General Condition: Electrical, gas plumbing, waste, central heating and hot water systems must be safe, sound and in good working order. Repairs and maintenance are at the Landlord's expense unless misuse can be established. Interior decorations ideally should be clean, plain, neutral and light. Furnishings/Inventory: Your property can be let fully furnished, part furnished or un-furnished. We will be pleased to give you advise on whether to furnish or not and to what level. As a minimum you will need to provide decent floor coverings, fittings and we recommend white goods. Please remember, that there will be wear and tear on the property and any items provided. Personal items including pictures, books and any other items of sentimental value should be removed so all cupboards and shelf space is left clear. The Letting HUB will prepare an inventory of contents and schedule of condition in order to avoid misundering or dispute at the end of the tenancy.
Gardens: Should be left neat, tidy and rubbish free, with any lawns cut. Tenants are required to maintain the gardens to a reasonable standard. The Letting HUB would however recommend you instruct a regular gardener if you value your garden or if your grounds are particularly large.
Cleaning: At the commencement of the tenancy the property must be in a thoroughly clean condition. It is the Tenant's responsibility to leave the property in a similar condition. Should they fail to do so, cleaning will be arranged at their expense.
Other: It is helpful to leave information e.g operating manuals, refuse collection day etc for the tenant. You should also provide one set of keys for each tenant. Where The Letting HUB will be managing, we will arrange to have duplicates cut as required.
The Letting HUB advises all our landlords of all the necessary requirements, including instructions to your mortgage lender, leaseholder, insurance company, council tax and all other ultility companies, including Landlord responsibilties concerning income.tax upon instruction.
